Well i got mine Sad

Not sure how this translates. But the appraisal is def much higher. They give u an example of using the new appraisal using the 2006 tax rate. So at 1.90 per $100 AND a assesment of 297, 600 (3 bed rooms, built 1986, 80x100, ramtown). I come up with 2, 976.00. Multiply that by 1.90 and I get 5654.00. Obviously the tax rate would be much different in 2007. But did I calcualate properly? Is this what the proerty tax would have been in 2006? Does this amount include all prop taxes or just municiple?

Without actually seeing your reval letter, i can say that it looks like you calculated correctly. How does this compare with what you actually paid in 2006?

If someone would email me the letter from the reval company, I could have a clearer understanding of the formulas they are using.

FYI,

For those who don't know, "lbb" (Leon) is a retired tax collector who served as tax collector in several Monmouth County towns including Holmdel, Red Bank and Atlantic Highlands as well as serving as the municipal deputy-treasurer and school board administrator in Interlaken and school board treasurer in Holmdel.

Well after reading the letter about 50 times I now understand what they are saying. My new assesment is 297, 600. Previously the assesment was 137,000.

As an illustration, the reval folks wrote that had my 2006 assessment been 297,600 and using the 2006 budget the tax rate would have been 1.90 per 100.00 as opposed to around the 4.25 it actually is (they don't explain how they got 1.90 but the brochure did say that the assesment goes up but the tax rate will go down). So my prop tax for 2006 would have been 5654.00. This is actully a little less than what I am currently paying.

           I will be requesting a special meeting open to the public in the 4th week of January concerning the revaluation. I am hopeful that both our county and local tax assessors will be in attendance.. It will eliminate rumors or the many guesses about the reval. It will also be aired on channel 77 so the community as a whole can view the meeting. This will aide in understanding both your new taxable rate and the process of an appeal if any are so inclined. There will also be advertisements in some local papers alerting the people of the meeting and the process. I know many are concerned as am I but for now lets all just acquire,disseminate, and evaluate the information if possible so as to best serve our entire community.

That's good news, Deputy Mayor because the only reason I haven't jumped off my roof yet is because the overnight rain softened the ground to the point where I feel I may be left a cripple.

My personal valuation went from 169,000 to 373,000. I can't really do the calculations now like Joe because since I opened the letter I have been drinking heavily. :-/ I'm fairly certain that I'm going to get my lungs ripped out.

Since we haven't been able to keep up with repairs and maintainance as we should, I know my house must be worth less now than it was so I have my fingers crossed. This is also the year I might have to sue the town for refusing to give us the senior tax freeze even though we meet all the eligibility requirements. Property along route 9 is also sitting stagnant so as a building lot it isn't worth that much either.

The last time I appealed taxes it was because the assesors insisted that our house had a second story. He obviously had our house mixed up with the mansion next door.

I'm not going to panic yet. I wonder if this is the year everyone will storm the school board with pitchforks and torches and demand cuts there?

Without seeing your letter, George, I would say you don't have much to worry about (maybe a few hundred difference.)

Of course, that does not include whatever the new rate will be for 2007!

A meeting would be a very good idea. Will def be appreciated. But unfortunately we won't know what our 2007 tax rate will be until July so there will be some lingering doubts and panic until then. But an objective, informative meeting will go a long way. Now if you REALLY want to help then try to keep our municple tax rate from going up too much Grin

I have a feeling this is the year that school budgets will be voted down everywhere. And the school boards are goign to be under a lot of pressure to keep the budgets in line.

Maybe i'm dreaming.

             There is some scuttle in Trenton that a law backed by the Governor will have school budgets not on the ballot for vote if they are under a 2.5% increase. It's scuttle not rumor.

Is anything under a 2.5% increase considered low?

The more I think about your meeting the more I like it. It should go a long way to avoid the inevitable panic selling. In my opinion though you should emphasize that the meeting will not reveal what the 2007 tax rate will be. I think a lot of people will believe that they will learn what their 2007 property taxes will be at this meeting.

I'll be honest with you, i don't envy you or the rest of the council this year. It's going to be an interesting ride.

It appears that the process has come in just the way the company and the tax collector said it would. Values would increase and the tax rate would decrease. It appears that the tax rate has been  reduced by a little more than half.

Using the example in the notice I was able to match my current rate and my new rate. It appears we will save some money. Time will tell.

George quick calculation appear that you also will save a couple of bucks.

I think that will be the trend for the early 80's development's in Ramtown. Let all hope.
